DeBlois5AICP <br />Chief, Environmental Planning <br />& Code Enforcement <br />FROM: Kelly Zedek <br />Code Enforcement Officer <br />DATE: 5/1/02 <br />Central Grove Corporation Request for Release of Easements at 1040 37th <br />Place (Lots 1 and 2, Medical Service Center Subdivision) <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of May 7, 2002. <br />DESCRIPTION AND CONDITIONS <br />The County has been petitioned by Ben Bailey of Central Grove Corporation, owner of two lots at <br />at 1040 37th Place, for release of a 30 foot wide buffer easement on Lot I and a 50 foot wide <br />drainage easement on Lot 2. The purpose of the easement release request is to accommodate the <br />development of a medical service center on the prope -ty. <br />ALTERNATIVES AND ANALYSIS <br />The request has been reviewed by Bell South Communications; Florida Power Sc Light Corporation; <br />T C.I. Cable Corporation; the Indian River County Utilities Department; the County Road & Bridge <br />and Engineering Divisions; and the County surveyor. The Engineering Division and the Utilities <br />Department have approved release of portions of the easements, under the condition that the north <br />ten feet of the easements be retained for drainage and utility purposes. Therefore, it is staff's <br />position that release of all but the north ten feet of the easements would have no adverse impact to <br />utilities being supplied to the subject properties or to other properties. <br />MAY 7, 2002 <br />
