Conceptual Plan/Special Exception PZC & BCC <br /> 2 . Preliminary PD PZC <br /> 3 . Land Development Permit (LDP) or Waiver Staff <br /> 4 . Final PD (plat) BCC <br /> The applicant is now requesting Board approval of the first step . <br /> Planning & Zoning Commission Action <br /> At its meeting of May 10, 2001 , the Planning and Zoning Commission recommended unanimously <br /> ( 6-0 ) that the Board of County Commissioners approve the special exception use request with the <br /> conditions outlined at the end of this report. In addition , the Planning & Zoning Commission <br /> approved the preliminary PD plat/plan, subject to Board approval of the special exception use <br /> request . <br /> Board of County Commissioners Consideration <br /> The Board of County Commissioners is now to consider the application and approve, approve <br /> with conditions, or deny the special exception request . If the request is approved by the Board , <br /> the preliminary PD plan/ plat conditionally approved by the Planning and Zoning Commission <br /> at its regular meeting of May 10, 2001 will automatically become effective . <br /> ANALYSIS : <br /> 1 . Size of PD Area : Gross area: 9 . 85 acres or 429, 049 sq . ft. ( area after original dedications ) <br /> Area after mandatory right -of -way dedication : 8 . 12 acres or <br /> 353 , 600 sq . ft . <br /> Note : Through the PD process, the gross acreage of the site can be used to calculate the <br /> number of units (lots ) allowed . Such a calculation was granted with the Eagles <br /> Trace Agricultural PD, where gross acreage was used to determine the number of <br /> units ( lots ) allowed. In the case of the subject site , the pre-dedication site is lar :e <br /> enough for 2 lots i units . ` <br /> '_ . Zoning Classification : A- 1 , Agricultural ( up to 1 unit per 5 acres ) <br /> 3 . Land Use Designation : AG- 1 , Agricultural (up to 1 unit per 5 acres ) <br /> 4 .
