Chandler; County Administrator <br />NT, HEAD CONCURRENCE <br />Robeft M. eating, AICP; Com unity Deve o ment Director <br />THROUGH: Sasan Rohani, AICP; Chief, Long -Range P anning • <br />FROM: Randy Deshazo; Planner, Long -Range P anning' <br />DATE: July 3, 2002 <br />RE' Sidney Banack's request to rezone 17.9 acres from A-1 to RS -6 (RZON 2002- <br />04 0022) <br />It is requested that the following infoimation be given founal consideration by the Board of <br />County Commissioners at its regular meeting of July 16, 2002. <br />DESCRIPTION AND CONDITIONS <br />This request is to rezone 17 9 acres from A-1, Agricultural District (up to 1 unit/5 acres), to RS - <br />6, Single -Family Residential District (up to 6 units/acre) The subject property is located at the <br />southwest corner of 33`d Street and 66th Avenue. The purpose of this request is to secure the <br />zoning necessary to develop the site at a density consistent with the allowed density of its <br />comprehensive plan land use designation. <br />On May 23, 2002, the Planning and Zoning Commission voted 5 to 0 to recommend that the <br />Board of County Commissioners rezone the subject property to RS -6 <br />Existing Land Use Pattern <br />Generally, this area of the county contains a mix of agricultural and residential uses. The subject <br />property and surrounding properties on the north, northeast, and west are zoned A-1, and contain <br />citrus groves. Properties to the west and northeast contain single-family residences Further <br />northeast is the Oak Chase subdivision. Land to the east of the subject property is zoned RS -3, <br />Single -Family Residential District (up to 3 »nits/acre), and contains a single-family residence <br />and abandoned groves.
