He asked about application of the requirements <br /> contained in the corridor plans , and Director Boling noted that the requirements are very <br /> similar to the requirements found in the SR- 60 Corridor Plan and the Wabasso Corridor Plan . <br /> He displayed a picture of the front elevation of the buildings and pointed out the brick <br /> exterior on US # 1 and the landscape plan . <br /> Commissioner Macht questioned whether the landscaping would be adequate on the <br /> side facing the residential area, and Director Boling commented that the Planning & Zoning <br /> Commission had some of the same concerns . The north side of the project abuts medical <br /> zoning and contains existing trees with Type D additional plantings . <br /> Director Boling noted that 30 . 1 % of the project contains green spaces with a 10 - foot <br /> setback along the north perimeter . There is additional green space in front of the buildings <br /> along US # 1 and there are several large trees in the stormwater area which will be retained . <br /> Chairman Ginn felt that 10 feet along a major arterial road was not an adequate <br /> setback . She believed that PDs are becoming dumping grounds and that this project does <br /> nothing for conservation or to maximize the open space . She did not believe it would benefit <br /> the community and would not be able to support it . <br /> Commissioner Adams questioned the setback on the south which faces the houses <br /> across the street, and Director Boling noted there will be a 5 - foot dedicated right- of-way and <br /> then a 25 - foot setback .
