He felt the landscaping buffers , if properly maintained , would <br /> be sufficient and that the project would be an asset to the area . <br /> Chairman Ginn felt the setbacks are not adequate and compared it to the setbacks <br /> located at the intersection of 58 ' Avenue and SR- 60 . <br /> Alan Schommer, 1460 56 `h Court, of The 3900 Group , advised that the project <br /> actually sits 100 feet back from US # 1 . There is a 14 foot deceleration lane , then a 5 - foot <br /> bike path , then the curb and gutter, then an 8 - foot sidewalk, and then a 10 - foot green area . <br /> Anything further back from the road makes it difficult for people to identify the businesses . <br /> He had originally investigated putting a medical building in this location and no one would <br /> even consider moving to a US# 1 location because of the traffic problems . The 39 `h Street <br /> entrance will not be used by semi -trucks who will have a deceleration lane on US # 1 . The <br /> driveway on 39`' Street will be used to keep traffic away from US # 1 and citizens will be able <br /> to access the hospital through these back roads , without having to access US # 1 . There is a <br /> beautiful canopy of trees in the stormwater area and there is only one house across the street <br /> from the project . The other houses have all been torn down and it is extremely doubtful that <br /> property will ever be redeveloped as residential property . This use will not generate a lot of <br /> truck traffic .
