LOT 0 <br />Area 2: <br />RIi-4 <br />Area 1: Existing Land Use Pattern <br />Most of the subject properties comprising Area 1 consist of undeveloped land. Of those <br />properties which are developed, single-family subdivisions predominate. Subdivisions that will <br />be rezoned are Windsor Beachside, Sanderling, and Ocean Bluff. Directly south of Ocean Bluff <br />is Treasure Shores park. Abutting the Area 1 subject properties to the north and west, land is <br />zoned RS -3. West of the subject properties are the Windsor Planned Development, and the <br />Wabasso Estates, Turtle Cove, and Ocean Way subdivisions. The Town of Orchid lies to the <br />southwest of the Area 1 subject properties. To the east lies the Atlantic Ocean. <br />Area 2: Existing Land Use Pattern <br />The subject properties comprising Area 2 consist of a single-family residence and undeveloped <br />land. The Town of Orchid lies directly north of the subject properties To the south and west of <br />the Area 2 subject properties, land is zoned RS -6, single-family residential (up to 6 units/acre) <br />and contains the Spring Place and Summerplace subdivisions To the southwest, land is zoned <br />RT -6, transitional single-family residential (up to 6 units/acre) and contains the Oceanaire <br />Heights subdivision.
