Yn <br />Note: No other group home or ACLF facility exists within 1,200 feet of the subject site. <br />5. If located in a single-family area, the home shall have the appearance of a single-family <br />home. Structural alterations or designs shall be of such a nature as to preserve the <br />residential character of the building. <br />Note: While the subject site is zoned RM -6, which is a multi -family zoning district, all 8 <br />group home units will be designed to resemble single-family homes. <br />6. If located in the AIR -1 zoning district, the site shall have an L-1 land use designation. <br />Note: The subject site is located in the RM -6 zoning district. <br />7. The facihty shall satisfy all applicable off- street parking requirements of Chapter 954. <br />The facility shall meet or exceed all open space requirements for the respective zoning <br />district. <br />Note: As discussed in sections 6 and 9 of this staff report, the project does satisfy the <br />off-street parking and open space requirements. <br />8. The maximum capacity of such facilities shall not exceed the applicable number <br />permitted by the department of health and rehabilitative services. <br />Note: Prior to site plan release, the applicant must provide a certification from the <br />Department of Health and Rehabilitative Services stating the maximum capacity <br />permitted in the proposed facilities. <br />9. Group home permits are transferable. If the type of resident/client changes or the <br />resident capacity increases to such an extent that it would raise the facility to a higher <br />level group home as distinguished by the definition, the facility must be reevaluated for <br />an administrative permit or special exception approval. <br />Note: The applicant has been advised of this condition and will adhere to this condition. <br />Therefore, all applicable specific land use criteria for the group home facility are satisfied by <br />the proposed site plan. <br />16. Surrounding Land Use and Zoning: <br />North: 12th Street, Single -Family Residential/RM-6 <br />South: Single -Family Residential/RM-6 <br />East: Offices Mini-Storage/CL <br />West: Small Lot Single -Family Residential/RM-6 <br />In summary, staff's analysis indicates that the application, with the conditions recommended below, <br />meets the general and specific criteria for special exception use approval for the proposed group <br />home facility. <br />RECOMMENDATION <br />Based on the above analysis, staff recommends that the Board of County Commissioners find that, in <br />conjunction with the recommended conditions: <br />September 3, 2002 <br />?3s <br />73 <br />nue <br />Lit <br />
