Existing Land Use Pattern <br />Generally, this area of the county contains a mix of residential uses, and abandoned and active <br />groves. The subject property is one of the abandoned groves. Overall, the property contains less <br />than an acre of land zoned RM -6, with the rest of the property having RS -6 zoning. <br />Land to the west of the subject property is zoned RM -8 and contains the Florida Club (Indian <br />River Courts) Planned Development. Land to the east is zoned RM -8 and contains a wooded lot. <br />Land to the northwest is zoned RM -6 and contains abandoned groves. Land to the north of the <br />subject property is zoned RS -6 and contains active groves, but is programmed for development <br />as a single-family subdivision.
