McCoy, AICP; Chief, Current Development <br />DATED <br />SUBJECT: <br />February 3, 2014 <br />Mary Rutz's Request for Final Plat Approval for a Commercial Subdivision to be <br />Known as Rutz 27th Avenue SW Retail Center [2012120006-71563 / SD -13-09-02] <br />It is requested that the data herein presented be given formal consideration by the Board of County <br />Commissioners at its regular meeting of February 11, 2014. <br />DESCRIPTION & CONDITIONS: <br />Rutz 27th Avenue SW Retail Center is a 7.94 acre commercial subdivision project located at the <br />northeast corner of Oslo Road and 27th Avenue SW. The property is zoned CL (Limited <br />Commercial), has a C/I (Commercial Industrial) land use designation, and is being developed for <br />commercial uses through the platting and site plan process. <br />On September 26, 2013, the Planning &.Zoning Commission granted preliminary plat approval for <br />the subdivision, which consists of two commercial lots and a future development tract. <br />Development of the lots will proceed under separate site plan applications, and inspections will be <br />conducted via site plan inspection procedures. Certain common subdivision related improvements <br />(access and utilities) are being bonded -out in association with the project's final plat. <br />The applicant is now requesting final plat approval and has submitted a final plat for the Rutz 27th <br />Avenue SW Retail Center in conformance with the approved preliminary plat. To support the final <br />plat request, the applicant has submitted: <br />1. A final plat in conformance with the approved preliminary plat <br />2. An Engineer's Certificate Cost Estimate for required subdivision improvements <br />3. A completed contract for construction of required subdivision improvements <br />ANALYSIS: <br />The final plat will establish two lots, a future development tract, a conservation tract, and an <br />easement along the site's 27th Avenue SW and Oslo Road frontages for shared landscape buffer <br />access, utilities, and drainage improvements. Common subdivision improvements for the project <br />include off-site sidewalks, utilities, and access improvements.
