<br />Resolution was adopted:
<br />R E S O L U T I O N -- Zoning Changes .
<br />WHEREAS, the Zoning Commission of Indian River County, Florida, did after public
<br />hearing make its final report recommending changes and additions to the Zoning Resolution of
<br />Indian River County, Florida; and,
<br />WHEREAS, this Board did publish its notice of said recommended changes and additions
<br />and did, pursuant thereto, hold a public hearing in relation thereto, at which parties in
<br />interest and citizens were hear; Now, therefore,
<br />BE IT RESOLVED by the Board of County Commissioners of Indian River County, Florida,
<br />that the Zoning Resolution of Indian River County, Florida, and the accompanying Zoning Map,
<br />be changed as follows, to -wit:
<br />1. That the Zoning Resolution be changed by adding thereto a new Zoning District 0
<br />to be as follows:
<br />Sect.12. C-1 A. Restricted Commercial District:
<br />A. Uses permitted:
<br />1. Any uses permitted in the R-3 District.
<br />2. Offices, banks, theatres, personal service establishments,
<br />parking lots and storage garages, restaurants, cafes, grocery
<br />stores, drug stores, and any other retail business or commercial
<br />enterprise similar thereto, except that the following uses are
<br />expressly prohibited: Automobile wrecking yards, bottling works,
<br />building material storage yards, cleaning and dyeing plants, coal
<br />and wood yards, contractors plants or storage yards, ice plants,
<br />junk yards, commercial launderies, machine shops, storage yards,
<br />stone yards, animal hospitals or clinics, store warehouses or
<br />any kind of manufacture or treatment of products not clearly
<br />incidental to the conduct of a retail business conducted on the
<br />premises.
<br />B. Front Yard Required: There shall be a front yard measured to the building
<br />line of the main building of not less than 10 feet.
<br />C. Side Yard Required: No side yard is required.
<br />D. Rear Yard Required: There shall be a rear yard measured to the rear line
<br />of the main building of not less than 10 feet. In addition, a service alley
<br />for rear entrance and service shall be provided of not less than 15 feet. One-
<br />half of the service alley may be on abutting property
<br />E. When a central collection and sewage disposal system is not provided, there
<br />shall be sufficient land area for septic tank drainfield as required by the
<br />Sanitary Code adopted by the Board of Health of Florida.
<br />F. Explosive Material: No gasoline, liquified petroleum, gas or similar
<br />explosive fluid shall be stored above the ground in this zone which exceeds
<br />a capacity of 300 gallons.
<br />2. That the Zoning Resolution be changed by striking all of Paragraph A from
<br />Section 7, C-1, Commercial District, and by inserting in lieu thereof the following:
<br />A. Uses permitted:
<br />1. Any uses permitted in the C-1 A Restricted Commercial District.
<br />2. Automobile sales and service, mechanical garages, bars, bottling
<br />works, self service laundry, and any other retail business or commercial
<br />enterprise similar thereto except that the following uses are expressly
<br />prohibited: Automobile wrecking yards, building material storage yards,
<br />cleaning and dyeing plants, coal and wood yards, contractors plants or
<br />storage yards, ice plants, junk yards, commercial launderies, machine
<br />shops, storage yards, stone yards, animal hospitals or clinics, store
