Peter
• s OO C1
' verenxenaxr coxsmucnov. M
Indian River County Jail Expansion
Medical/Infirmary Addition & Renovation
June 28, 2006
Clarifications and Assumptions
Preface
Our proposal incorporates a number of assumptions regarding the project that further explains
the scope, program , or quality of construction . The following is a summary of these
assumptions. They are presented to clarify our proposal to minimize any misunderstandings
that may occur. It is our intent to provide the very best analysis possible to understand our
proposal.
General Clarifications
1 . This proposal is based on :
100% Construction Documents for the Indian River County Jail Addition as
described by Addendum #4 dated March 31 , 2006 , issued by Clemons,
Rutherford and Associates, Inc.
2 . The cost for Builder's Risk Insurance or related deductibles are not included . Indian
River County shall update and maintain existing policy including naming Peter R. Brown
Construction , Inc. as additional insured .
3 . Permit and Impact Fee costs of any kind are not included ; it is assumed that Indian River
County will procure and pay for the necessary building permits and impact fees .
4 . CM contingency is not specifically included in this proposal . Forty thousand ($40 , 000)
will be designated from the original CM contingency to be used specifically at the
Infirmary Addition .
5 . All warranties will commence on the date of project substantial completion or beneficial
use.
6. The costs contained within the Proposal , unless specifically noted otherwise , are based
upon manufacturer's standard listings of colors, finishes, etc.
7 . It is assumed that retainage will not be held on CM bonds , insurances , quality control
testing and General Condition items in accordance with Article 7 . 1 .7 of the CM
Agreement. CM General Condition items have been negotiated as a lump sum amount
and isolated as a separate line item in the GMP. The Lump Sum General Conditions will
be billed in one installment after General Conditions associated with the previous GMP
has been billed 100% .
8. If Indian River County elects to participate in the Sales Tax Savings Program , materials
available for purchase shall exceed $5 , 000 in value each , savings to accrue to Indian
River County Contingency. The sales tax savings will be credited via deductive change
order for all materials purchased .
M :0006 Projects\IRC 1ai1\Infirmary\ESTIMATE SUBMITTAL DOCUMENTS\IRCJ Infirmary Clarifications rldoc
