The following is a summary of these <br /> assumptions . They are presented to clarify our proposal to minimize any misunderstandings <br /> that may occur . It is our intent to provide the very best analysis possible to understand our <br /> proposal . <br /> General Clarifications <br /> 1 . This proposal is based on : <br /> ■ 100 % Construction Documents for the Indian River County Jail Addition <br /> ( Dormitory Housing and Infirmary) designed by Clemons- Rutherford and <br /> Associates , Inc . dated October 26 , 2005 . <br /> ■ Addendum 1 issued by Clemons- Rutherford and Associates , Inc . dated <br /> November 10 , 2005 as detailed in attached list of documents . <br /> • Addendum 2 drawings and specifications issued by Clemons- Rutherford and <br /> Associates , Inc . dated November 16 , 2005 as detailed in attached list of <br /> documents . <br /> ■ Addendum 3 issued by Clemons- Rutherford and Associates , Inc . dated <br /> November 17 , 2005 as detailed in attached list of documents . <br /> ■ 100 % Construction Documents for the Indian River County Jail Addition Phase II <br /> designed by Clemons - Rutherford and Associates , Inc . dated December 20 , 2005 <br /> as detailed in attached list of documents . <br /> 2 . The cost for Builder' s Risk Insurance is included as an allowance of $ 95 , 000 . Indian <br /> River County must purchase and maintain Builder' s Risk throughout the life of the <br /> project in order to comply with State Procurement Regulations when Owner Purchases <br /> are made . Peter R . Brown Construction , Inc . shall be named additional insured for the <br /> Builder' s Risk policy . <br /> 3 . Permit and Impact Fee costs of any kind are not included ; it is assumed that Indian River <br /> County will procure and pay for the necessary building permits and impact fees . <br /> 4 . A 3 % CM contingency is included . <br /> 5 . All warranties would typically commence on the date of project substantial completion or <br /> beneficial use .
