Indian River County <br /> Turner <br /> Administration Complex <br /> Initial GMP Summary <br /> Qualifications and Assumptions <br /> Report Date: May 31 , 2005 <br /> 12 All changes to the plans and specifications must have "detailed , specific clouding " . Turner will not be <br /> responsible for changes appearing on plans without this annotation . Structural plans will have <br /> precedence over all other plans in case of conflicts . <br /> 13 The As- built drawings will consist of marked up construction drawings submitted to the Architect at the <br /> end of the project for final incorporation into the project record documents by the Architect and paid for by <br /> the Owner . <br /> 14 Revisions to contract scope will not be annotated on shop drawings or submittals . <br /> 15 We have not included any requirements for propriety specification requirements , unless indicated in this <br /> document. <br /> 16 The Architect is to provide electronic construction documents to Turner for preparation of coordination <br /> documents . <br /> 17 We have not included a separate jobsite trailer for the Architects use . We have included a trailer for the <br /> Owner's use . <br /> 18 The potential sales tax savings is included in the GMP as an allowance amount. <br /> 19 The Builder's Risk insurance is included with a deductible of $ 10 , 000 . This deductible is assumed to be <br /> paid by the owner and is not included in the GMP . <br /> 20 The start of the warranty is from the date of substantial completion for a period of one year. <br /> 21 The following positions are to be reimbursable <br /> On Site Personal ; Project Manager, Project Engineers , Field Secretary, Project Superintendent , <br /> Assistant Superintendent , Field Engineers , Site Safety Engineer. <br /> Off Site Personal in support of the Project : Principal - in -charge , Operations Manager, Project <br /> Executive , Purchasing Personnel , Community Relations Manager , Project Accountant , Administrative <br /> 22 Living and travel for the following positions are assumed to be reimbursable <br /> Project Manager , Project Engineers , Project Superintendent , Site Safety Engineer, <br /> 23 If applicable , liquidated damages will only begin to be imposed atter the substantial completion date for <br /> the project, as may be modified . <br /> 24 The GMP amount does not include the preconstruction cost. <br /> 25 The Construction Manager will engage Turner Logistics LLC for technical supply chain management <br /> services to competitively bid , purchase , expedite , and manage the delivery of major equipment and <br /> material . By doing so , multiple mark- ups from subcontractors and distributors ( historically averaging 20 <br /> to 25%) will be avoided . Turner Logistics Cost of Services ( COS ) shall be reimbursed at the rate of 10% <br /> for all such equipment and material purchased through this additional service . Historically this results in <br /> net savings to the Owner of 10 % to 15% . Turner Logistics compensation [including all equipment , <br /> material , applicable taxes and Logistics ' COS] shall be based on the approved GMP value submitted . <br /> The cost of services along with applicable taxes shall be included in the GMP proposal . This equipment <br /> will also be part of the Owner Direct Purchase Program , providing further savings to the Owner . <br /> Bid Package : 2 SITE WORK <br /> 1 The scope of the sitework excludes sidewalks , pavers , concrete paving and the site retaining wall .
