addition, it is the responsibility of the Superintendent to verify that all installed components are <br /> exactly what were specified in the Construction Documents and approved upon submittal . <br /> Closeout <br /> The Ocean Gate team understands that our job is not finished once substantial completion is <br /> achieved. We expect a punch-list to be issued and completed within the contractually allotted <br /> time. Our Superintendent will be available until the Owner says the Project is complete. <br /> We will also gather all necessary documentation for a Project turnover. These documents shall <br /> include all warranties, as-built drawings and required releases . Any required equipment training <br /> shall be given prior to the building being turned over. At the point of completion our Project <br /> Manager will ensure with the Owner that General Services and Emergency Services are in the <br /> sole possession of any building access capabilities <br /> One of the factors that have made Ocean Gate General Contractors an area innovator in this type <br /> of specialized project is our willingness to commit a management team to dedicate their time to a <br /> specific project. Ocean Gate ' s project team will consist of a Preconstruction Specialist, <br /> Architect, Project Executive, a Project Manager, a Superintendent and a Project Coordinator <br /> specifically assigned to this project (see attached personnel schedules) . Through a coordinated <br /> effort of these specific roles, contract management, permitting, scheduling and quality control <br /> can be closely monitored to insure all standards of expectations are met or exceeded within the <br /> allotted time and budget parameters . <br /> Utilizing our experience with similar projects, Ocean Gate has developed a level of <br /> understanding of the time durations necessary to complete specific phases of the construction <br /> process. From our past experiences with Martin County on similar projects such as Fire Station <br /> #21 , the LifeStar and Sheriff s helicopter hangars and offices, the Martin County Sheriff s <br /> Vehicle Maintenance facility and the Martin County Golf and Country Club Golf Cart Facility, <br /> we bring a specialized and unique approach to the design and construction of this facility as well <br /> as an intimate knowledge of county procedure. With this understanding we are able to <br /> proactively create a project duration schedule that will often times exceed the expectations <br /> originally projected at the conceptual stage. Through a concentrated effort amongst the <br /> construction team, we have the necessary job management tools to meet this schedule while <br /> maintaining quality control and cost effectiveness . <br />
