E . <br /> March ITh, 2012 <br /> Page 3 of 6 <br /> PHASE 2 — DESIGN DEVELOPMENT PHASE: <br /> Based on the Owner approved schematic design documents, the B + P team will prepare design development documents . <br /> These documents will consist of drawings and other documents to locate and describe the size and character of the <br /> architectural, engineering and interior systems, materials and other elements and amenities as may be appropriate. <br /> A. Using the approved schematic design , the B + P team will develop design options for review and comment. <br /> Functional components and their space allocations will be organized into a scaled plan, focusing on efficient organization, and <br /> the coordination of the various systems servicing them . <br /> Be We will develop descriptive graphic plans for the systems and their design intent. Preliminary selection of materials <br /> and performance comparisons of architectural systems will be developed for the County to evaluate costs, constructability, <br /> durability and other design and operational aspects. The County will review the design development documents for <br /> consistency with the program and design objectives. Upon approval of the design development documents, B + P will <br /> proceed with preparation of the construction documents, incorporating all revisions suggested during the County's review. <br /> Minor changes will be implemented during the construction documents phase of work . Major changes to the design <br /> development documents following Owner approval may constitute additional services. <br /> A. Prepare and deliver 50 % Design Development Documents, <br /> Be Prepare and deliver 100 % Design Development Documents. <br /> C. Attend maximum of one ( 1 ) meeting with the County to discuss Design Development Documents. <br /> D. Incorporate County's comments. <br /> E. Develop Design Development Cost Estimate. <br /> F. Complete and deliver Design Development Package . <br /> PHASE 3 — CONSTRUCTION DOCUMENT PHASE: <br /> After approval of the design development phase, B + P will refine and detail the design development documents to include <br /> information required for the bidding and construction of the project. The final work product will include architectural , <br /> engineering and limited interior construction drawings, specifications and calculations required forthe approval of agencies <br /> having jurisdiction . CADD systems will be used to develop and coordinate documents so that the components are integrated <br /> into the building. <br /> A. Construction documents will be submitted to the County for review at 50 % and 100 % complete submittal phase <br /> as outlined in this proposal and spread sheets. A final Bid Set is also anticipated within our scope and fees. <br /> Minor changes will be implemented during the next phase of the construction documents. Major changes which <br /> represent significant departures from the original design program and approved design development documents <br /> will be considered Additional Services . At each of these submittals, the team will meet and discuss the <br /> comments and/or requests by the County to resolve and incorporate into the bidding documents observations or <br /> requests . <br /> Be After conclusion and approval of the final construction documents submittals by the Owner, the B + P team will <br /> issue the necessary documentation to obtain approval from agencies having jurisdiction over this project. Also, <br /> the team members for the architectural or engineering disciplines will be available to meet with reviewer <br /> agencies to clarify or respond to comments generated during their review of the construction documents. <br /> PHASE 3 — PERMITTING SET SUBMISSION & PERMITTING SERVICES: <br /> After approval of the final construction documents, B + P will refine the construction documents and prepare the construction <br /> documents for permitting of the project with agencies having jurisdiction over the project. The final work product will include <br /> architectural , engineering and limited interior construction drawings, specifications and calculations required for the approval <br /> of agencies having jurisdiction . <br />
