Construction documents will be submitted to the County and agencies having jurisdiction for review after the <br /> 100 % complete submittal phase has been approved or at a time agreed to by B + P and the County. Changes <br /> which represent departures from the original design program and approved construction documents will be <br /> considered Additional Services. The B + P team members for the architectural or engineering disciplines will be <br /> available to meet with reviewer agencies to clarify or respond to comments generated during their review of the <br /> construction documents. <br /> PHASE 4 — BIDDING SERVICES: <br /> B + P shall assist the Owner with bidding the project or coordinate and communicate with a County selected Construction <br /> Manager (CM) at Risk . We will respond to questions from the CM and issue any necessary clarifications and/or respond to any <br /> RFIs. B + P shall assist the Owner in evaluating CM bids and GMP submitted to the County. It is anticipated in our <br /> proposal <br /> and fees that a GMP will be issues after 100 % construction documents are completed and approved . If the CMP is due before <br /> 100 % construction documents, Additional Services will be requested to answer additional RFIs . <br /> The B + P team will develop a Conformed Set of Construction Documents, incorporating the County's comments, agencies <br /> having jurisdiction comments and CM comments into one set for the CM to utilize for bidding and distribution purposes . <br /> PHASE 5 — CONSTRUCTION OBSERVATION SERVICES: <br /> B + P shall act as the Owner's agent for these improvements with respect to the following construction observation tasks : <br /> Progress Review Meetings: Following the award of the construction contract, we will participate and assist the Owner in <br /> preparing for and conducting One ( 1 ) preconstruction conference with the selected CM and other interested parties involved <br /> in the execution of the projects . Topics to be highlighted at this conference will include the identification of the County and <br /> B + P's contact people throughout the construction duration and the establishment of information and/or submittal routing <br /> procedures . We will also discuss the establishment of milestone dates for the completion of certain tasks, and submittals <br /> and/or lead times required for various related procedures during the construction period. <br /> Site Visits: To monitor the successful execution of the project design and requirements under which the contract for <br /> construction was awarded, we will have experienced professionals responsible for the design of specific project elements <br /> available for site visits. B + P will perform site visits during the construction phase at intervals, as may be required by <br /> the <br /> progress of the construction . The construction observation representative will monitor the construction activity and keep the <br /> County informed through reports indicating the overall progress of construction, the CM's adherence to bid documents and <br /> the quality of the work being performed . <br /> In conjunction with site visits, we will attend and participate in construction progress review and pay application meetings <br /> with the County and CM . These meetings will also include the CM and other interested parties for the purposes of monitoring <br /> the construction work and its timely completion according to the contract for construction . <br /> Shop Drawings: Throughout the duration of the construction phase and pursuant to the bid documents, we wi I I receive, <br /> review and process necessary architectural shop drawings to verify the complete and timely fabrication and installation of the <br /> required project components . We will maintain throughout the construction phase a comprehensive architectural shop <br /> drawing submittal schedule indicating shop and coordination drawings, samples, warranty submittals, manufacturer's <br /> installation manuals and other information necessary for a timely and quality installation . [NOTE : If a proprietary CM <br /> construction administration software system is required to be utilized by the B + P team, this will be considered an Additional <br /> Service .] <br /> Substitutions: Pursuant to the requirements of the contract bid documents, we will review and evaluate CM proposed <br /> substitutions for strict compliance with the design intent, functional and quality requirements, and cost implications relevant to <br /> the originally specified product or project component. <br />
