THE CHAIRMAN ASKED IF ANYONE PRESENT WISHED TO SPEAK, <br />KENDALL SHARP, ATTORNEY REPRESENTING FRED NICHOLS OF DAYTON, <br />OHIO, APPEARED AND STATED THAT HIS CLIENT OWNS 600 FEET OF OCEANFRONT • <br />PROPERTY ADJACENT AND SOUTH OF THE MOORINGS, EAST OF AIA,- AND HE IS <br />REQUESTING THAT THE MEDIUM DENSITY PROPOSED FOR THE MOORINGS BE EX- <br />TENDED TO INCLUDE HIS PROPERTY, <br />MR, BRENNAN STATED THAT THE SOUTH BEACH AREA HAS NOT CHANGED <br />FROM THE LOW DENSITY SHOWN ON THE ZONING MAP, <br />CHAIRMAN LOY ASKED IF THIS REQUEST HAD BEEN MADE TO THE ZONING <br />COMMISSION PRIOR TO THEIR PUBLIC HEARING AND IF THERE IS ANY IMMEDIATE <br />NEED FOR THE CHANGE, <br />MR, SHARP STATED THERE ARE NO IMMEDIATE PLANS FOR THIS PROPERTY, <br />MR, BRENNAN STATED THAT MR, NICHHOLS DID APPEAR AT A MEETING, <br />THE AREA TO -THE NORTH OF MR, NICHQLS' PROPERTY IS NOW IN MEDIUM DENSITY, <br />AND SINCE THE BOUNDARY LINE ON THE COMPREHENSIVE LAND USE MAP IS VERY <br />FLEXIBLE, IT WILL BE UP TO THE ZONING COMMISSION TO RULE ON IT, IR. <br />BRENNAN STATED THAT THEY HAVE TRIED TO PUT IN ROUNDED LINES SO THAT <br />BOUNDARIES CANNOT BE DEFINED BUT RATHER AN APPROXIMATE AREA SINCE THIS <br />IS NOT A ZONING MAP, <br />COMMISSIONER WODTKE ASKED MR, BRENNAN TO EXPLAIN THE DIFFER- <br />ENCE BETWEEN "LOW, MEDIUM OR NIGH" DENSITIES, <br />MR. BRENNAN STATED THAT LOW DENSITY IS DEFINED AS FOUR UNITS <br />PER ACRE, MEDIUM DENSITY AS EIGHT UNITS PER ACRE, AND HIGH DENSITY AS <br />FIFTEEN UNITS PER ACRE. <br />COMMISSIONER WODTKE FURTHER ASKED IF FOUR UNITS MEANS ZERO TO <br />FOUR UNITS OR SOMEWHERE BETWEEN ZERO AND FOUR AS THE MAXIMUM LOW DENSITY, <br />MR, BRENNAN STATED THAT OUR ZONING CATEGORIES WILL BREAK THE <br />DENSITIES DOWN, BUT THAT HAS NOT BEEN DETERMINED BY THE ZONING COMMISSION. <br />CARL ARCHER APPEARED AND STATED THAT HE HAS 10 ACRES OF PROPERTY <br />ON SOUTH GIFFORD ROAD WHICH IS LOCATED BETWEEN THE COUNTY LANDFILL AND <br />THE POLICE PISTOL RANGE, HE PURCHASED THE PROPERTY AS INDUSTRIAL, AND <br />NOW ACCORDING TO THE COMPREHENSIVE LAND USE PLAN, IT WILL BE RESIDENTIAL, <br />HE IS REQUESTING THAT HIS PROPERTY BE LEFT AS INDUSTRIAL, <br />3 <br />MAY 2 9 1975 <br />.�.`An r <br />nu" £-Z PA•GEj3 <br />•' 4 <br />
