ATTORNEY COLLINS READ FROM FLORIDA STATUTE 193 AND THEN STATED <br />THAT IF THE MOBILE HOME IS PERMANENTLY FIXED, IT WOULD BE TREATED AS REAL <br />PROPERTY, BUT THIS IS NOT DEFINITE AS IT IS THE PROPERTY APPRAISER'S DECI- <br />SION TO TREAT IT AS A VEHICLE OR A PERMANENT HOME. <br />BOB f{OFMANN, DEVELOPER, APPEARED AND STATED THESE MOBILE HOMES <br />WILL HAVE THE WHEELS REMOVED AND FIXED TO A BASE WHICH THEY AS DEVELOPERS <br />WILL DO, AND THE BUYER WILL HAVE NO OPTION AND IT WILL BE TAXED AS REAL <br />PROPERTY. <br />COMMISSIONER WODTKE ASKED IF WE HAVE ANY MOBILE HOMES ASSESSED AS <br />REAL PROPERTY, <br />ATTORNEY COLLINS STATED THAT THERE ARE SOME, BUT VERY FEW. <br />COMMISSIONER SCHMUCKER ASKED IF THE PROPERTY APPRAISER WOULD NOW <br />SAY HOW HE WOULD ASSESS THIS PROPERTY. <br />ATTORNEY COLLINS ANSWERED THAT HE COULD NOT. <br />1R, H OFMANN STATED THAT HE HAS TALKED TO THE PROPERTY APPRAISER, <br />AND HE SAID HOW IT IS TIED DOWN IS THE QUESTION. <br />THIS IS A 152 ACRE SITE, APPROXIMATELY 120 ACRES WILL BE USED <br />FOR THIS SUBDIVISION. IT WILL CONSIST OF APPROXIMATELY 430 UNITS AND WILL <br />HAVE A TOTAL DENSITY OF 3.6 UNITS PER ACRE. THE REZONING REQUEST IS FOR <br />152 ACRES, <br />THE DEVELOPMENT DOES NOT COME UNDER DEVELOPMENT OF REGIONAL <br />IMPACT BECAUSE IT IS UNDER 500 UNITS. <br />MR. HOFMANN STATED THAT IT IS HIS UNDERSTANDING THAT THE COUNTY <br />COMMISSIONERS HAVE AUTHORITY OVER THE ZONING OF THIS SUBDIVISION UNTIL THE <br />SUBDIVISION APPROVAL IS GRANTED. <br />ROBERT BERG, ASISTANT PLANNING DIRECTOR, STATED THAT THIS IS TRUE; <br />THE..ZONING WILL ONLY BECOME EFFECTIVE AFTER THE SUBDIVISION IS GRANTED <br />FINAL APPROVAL. THE SUBDIVISION REVIEW COMMITTEE HAS A MEMBER FROM ALL <br />DEPARTMENTS AND THAT PERSON LOOKS AT THE SUBDIVISION WITH REGARD TO THEIR <br />DEPARTMENT. DENSITY IS COVERED AT THE SAME TIME BECAUSE THE SUBDIVISION <br />ORDINANCE STATES THAT THE PROPERTY MUST MEET THE COMPREHENSIVE LAND USE PLAN. <br />ATTORNEY COLLINS STATED THAT ONCE THE LOTS ARE SOLD, THE OWNER <br />HAS A CHOICE AS TO WHETHER OR NOT HE WILL FIX HIS HOME TO THE GROUND OR NOT <br />AND THE PROPERTY APPRAISER HAS THE OPTION.TO ASSESS IT. <br />18 <br />OCT 81975 <br />8DQK 4- <br />f'.4 GE 18 <br />
