S. #1 in north <br />Indian River County. We are immediately south of the <br />Sebastian City Limits. Our land is zoned C1A Restricted <br />Commercial District. We have a temporary home on the land <br />and a "log cabin" which was once my father's newspaper office. <br />It is now remodeled and designed for business use. We also <br />have a small open-air market and a nursery business beginning, <br />with parking space, on our property there beside U.S. #1. <br />Our customers come from Twin Lakes, across the highway, from <br />Sebastian Highlands, Barefoot Bay, Whispering Pines, mostly <br />.from the areas of Wabasso and Sebastian. We are building a <br />business and our plans have involved the commercial use of <br />our property for a long time. •We have carefully followed <br />zoning rules and regulations. <br />• Now we have received notice that a zoning change has been <br />requested next door to us, apparently to accommodate mobile <br />home owners who bought property there from our neighbor. We <br />sympathize with him and his purchasers, but we also feelthat <br />a.zoning change would be as bad for us as it is good for him. <br />We don't want mobile homes beside our commercial property - <br />and the future owners of these mobile homes probably won't want <br />to have our businesses next door to them. <br />We know that the State has told the County to work out a <br />master plan for zoning, and that county planners are trying <br />to do it. They say there is too much commercial property <br />here and that it is wrong for,commercial land to be in strips <br />along the highways and right for homes to be in strips along <br />.-high speed highways. We are told that zoning is a police <br />power and we know that the picture is very' -big and we are <br />• very little. But we still don't want mobile homes parked next <br />door to our place of business, which has just begun to <br />grow, as we hoped it'would, with the Sebastian Area. <br />Therefore we would like the record to show that we are <br />opposed to the requested change in zoning next door to us, <br />copy attached, from CTA Restricted Commercial District and <br />R-3 Multiple Dwelling District to R-1RM Residence Mobile <br />Homes. <br />-Sallydale Wimbrow Kitching <br />Edward Kitchin <br />5 • <br />Book 31 PAGE 3922 <br />
