site’s east property line shall satisfy the density <br />requirements of a Type “C” buffer; 2) the proposed <br />modular building shall match the general appearance of the <br />existing church building (consistent roof treatment and <br />exterior finish). Prior to issuance of a building permit for <br />the new building, the applicant shall demonstrate <br />compliance with the appearance condition to the <br />satisfaction of the Community Development Director or his <br />designee; and 3) Prior to issuance of a certificate of <br />occupancy for the new building, the applicant shall: a) <br />upgrade the buffer along the site’s south property line to <br />satisfy the planting density requirements of a Type “B” <br />th <br />buffer; and b) construct or bond out the required 10 Street <br />sidewalk, all as recommended in the memorandum of July <br />28, 2004. <br /> <br />August 10, 2004 <br />17 <br /> <br />
