PLANNING DIRECTOR REVER STATED THAT THIS IS WHERE HE HIT <br />THE NAIL ON THE HEAD - THAT THEY HAVE HAD TO TREAD SOFTLY BECAUSE <br />THEY DO NOT HAVE SUFFICIENT INFORMATION, AND WITH A MORE ADEQUATE <br />DATA BASE, THEY COULD MAKE A BETTER DECISION REGARDING THE PROPER <br />DENSITIES. <br />COMMISSIONER SCURLOCK ASKED IF HE WOULD FIND 6 UNITS PER <br />ACRE ON THE NORTH BEACH APPLICABLE TO FLORIDA LAND COMPANY. <br />MR. REVER STATED THAT HE WOULD. HE BELIEVED THEY THINK <br />IT IS PUTTING SOMEWHAT OF A STRESS ON THEM, BUT OTHER DEVELOPERS HE <br />HAS TALKED TO ARE AGREEABLE TO SUCH A DENSITY AND FEEL IT WILL STILL <br />ALLOW THE DEVELOPER AMPLE OPPORTUNITY TO DEVELOP, <br />COMMISSIONER BIRD NOTED THAT A COUPLE OF MONTHS AGO, THE <br />COMMISSION REQUESTED THE PLANNING DEPARTMENT TO COME UP WITH A NEW <br />CATEGORY, AND MR. REVER REPORTED THAT THEY CONSIDERED SEVERAL <br />ALTERNATIVES AND NOW HAVE DEVELOPED WHAT THEY FEEL IS THE MOST <br />FEASIBLE AND WOULD CAUSE THE LEAST AMOUNT OF TURMOIL. IT WOULD BE <br />A NEW ZONE SO THE BOARD WOULD HAVE AN OPPORTUNITY FROM THE START <br />TO ANALYZE EACH PROPOSAL REQUESTING THIS ZONE, AND IT WOULD BE IN <br />6 UNITS PER ACRE WHICH IS IN LINE WITH THEIR THINKING ON THE PROPOSED <br />COMPREHENSIVE PLAN BASED ON THE DATA THEY HAVE SO FAR. <br />COMMISSIONER WODTKE INQUIRED ABOUT TIMING, AND MR. REVER <br />STATED THAT THEY ALREADY HAVE A PROPOSAL ON SUCH AN ORDINANCE, AND <br />IT WOULD JUST BE A MATTER OF ADVERTISING AND HAVING IT COME BEFORE <br />THE BOARD. HE BELIEVED THEY WOULD LIKE TO HAVE A RECOMMENDATION <br />FROM THE PLANNING & ZONING COMMISSION. <br />ATTORNEY COLLINS NOTED THAT THIS COULD BE DONE AND TAKEN <br />UP AT THE SECOND MEETING IN JANUARY. <br />ON MOTION BY COMMISSIONER WODTKE, SECONDED BY COMMISSIONER <br />SCURLOCK, THE BOARD UNANIMOUSLY AUTHORIZED ADVERTISING A 6 UNIT PER <br />ACRE MULTI -FAMILY ZONE ORDINANCE FOR PUBLIC HEARING AT THE SECOND <br />MEETING IN JANUARY, <br />CHAIRMAN LYONS BELIEVED THAT THIS REPRESENTS A STEP IN THE <br />RIGHT DIRECTION. <br />DEC 31980 59 maK 45 PAA91-,� <br />
