MULTIFAMILY AND SINGLE FAMILY SUBDIVISIONS, AND MR. ZORC POINTED <br />OUT THAT THE OWNER AT THAT TIME HAD AN ENTIRELY DIFFERENT CONCEPT OF <br />LAND USE AND WAS NOT SUBDIVIDING INTO 1/2 ACRE LOTS. THE PRESENT <br />PLAT CALLS FOR A LOW DENSITY MULTIFAMILY USE. HE FURTHER NOTED THAT <br />THERE REALLY IS NO BUFFER REQUIREMENT THAT HE KNEW OF AND THEY JUST <br />LEFT THE 15' BECAUSE THERE WAS NO USE THEY COULD SEE FOR IT. <br />COMMISSIONER WODTKE BROUGHT UP THE FACT THAT WATER AND SEWER <br />FOR THIS MULTI -FAMILY SUBDIVISION IS PLANNED TO BE HANDLED BY <br />INDIVIDUAL WELLS AND SEPTIC TANKS. <br />MR, ZORC INFORMED THE BOARD THAT THE HEALTH DEPARTMENT HAS <br />GIVEN THEM A LETTER APPROVING FOUR UNITS ON A 1/2 ACRE LOT WITH WELL <br />AND SEPTIC TANK. <br />DISCUSSION AROSE ABOUT MAXIMUM DENSITY ALLOWABLE, AND SENIOR <br />PLANNER MARSH CONFIRMED THAT THE LATEST RULING FROM THE HEALTH DEPART- <br />MENT WAS THAT MAXIMUM DENSITY COULD BE NO MORE THAN 4 UNITS PER 1/2 <br />ACRE FOR WELL AND SEPTIC TANK; MR. MARSH POINTED OUT, HOWEVER, THAT <br />THE COUNTY EARLY THIS YEAR ADOPTED ORDINANCE 80-13 WHICH STIPULATES <br />THAT THE MAXIMUM NUMBER OF UNITS ALLOWED ON WELL AND SEPTIC TANK IS <br />FOUR PER ACRE. HE NOTED THAT IN REGARD TO PLAT APPROVAL, DENSITY IS <br />NOT AN ISSUE® THIS PROPERTY IS CURRENTLY ZONED R -2B AND THE DENSITY <br />IS INHERENTLY GUARANTEED BY THE ZONING.. <br />COMMISSIONER WODTKE NOTED THAT THE EXISTING ZONING ALLOWS <br />UP TO S UNITS PER ACRE, AND HE FELT WE SHOULD HAVE SOME INDICATION <br />ON THAT PLAT AS TO HOW WATER AND SEWER WILL BE PROVIDED. <br />ATTORNEY COLLINS AGREED THIS COULD BE ON THE PLAT. HE FELT <br />ONE POINT THAT HAS NOT BEEN BROUGHT OUT IS THAT THE COLONIAL TERRACE <br />RESIDENTS HAVE BEEN QUITE ACTIVELY INTERESTED IN THIS DEVELOPMENT, <br />AND HE WONDERED IF THE COMMISSION WOULD WANT TO GIVE THEM THE OPPOR- <br />TUNITY OF FURTHER INPUT. <br />COMMISSIONER FLETCHER STATED THAT HE HAD NO PROBLEM WITH <br />THAT, BUT QUESTIONED IF WE INITIATE APPROVAL NOW AND ADDRESS THE <br />PROBLEMS RE DENSITY LATER, IF THE COMMISSION IS NOT OPENING ITSELF UP <br />TO A LIABLE ACTION RE INTENT. <br />DEC 171980 55 <br />��x 45 PA-GE475 <br />
