Accessory Apartment - A second dwelling unit, either in or added <br />to an existing single-family detached dwelling, or in a separate <br />accessory structure on the same lot as the main dwelling, for use <br />as a complete, independent living facility with provision for <br />cooking, eating, sanitation, and sleeping. Such a dwelling is an <br />accessory use to the main dwelling. <br />Accessory Structure - A structure which is customarily associated <br />with, subordinate in size and incidental in use to the principal <br />structure and located on the same site. Examples are tool sheds <br />and garages. <br />Accessory Use - A use which: <br />a) Is clearly incidental to, customarily found in <br />association with, and serves a principal use; <br />b) Is subordinate in purpose, area, and extent to <br />the principal use served; and <br />c) Is located on the same lot as the principal <br />use, or on an adjoining lot in the same <br />ownership as that of the principal use. <br />Accessway - A paved area intended to provide ingress and egress of <br />vehicular traffic from a public or private right-of-way to an off- <br />street parking area. <br />Adjacent - A lot or parcel of land that is nearby and not <br />necessarily abutting. The lots or parcels may be separated by <br />streets, rights-of-way, power lines, or similar open areas. <br />Administrative Permit Use - A use that would not be appropriate <br />generally or without restriction throughout the zoning district but <br />which, if controlled as to number, area, location, or relation to <br />the neighborhood, would not be detrimental to public health, <br />safety, or general welfare. <br />Administrator - The Indian River County Administrator. <br />Adopted Portion of the Indian River County Comprehensive Plan - <br />Those portions of the Comprehensive Plan adopted by the Board of <br />County Commissioners by Ordinance No. 90-3 as the adopted portion <br />of the plan pursuant to the requirements of Chapter 163, Part II, <br />Florida Statutes, and FAC 9J -5.005(c). <br />Adult Arcade - An establishment where, for any form of <br />consideration, one or more motion picture projectors, slide <br />projectors or similar machines, for viewing by five (5) or fewer <br />persons each, are used to show films, motion pictures, video <br />cassettes, slides, photographic reproductions, or other visual <br />materials having as their primary or dominant theme the depiction <br />of or description of "specified sexual activities" or "specified <br />anatomical areas". Such use is generally not open to the public <br />in general, but only to one or more classes of the public, <br />excluding minors by reason of age. <br />7 <br />
