configurations vary. Corner lots that have frontage on <br />two streets have two front yards. <br />(b) Special setbacks exist for various structures in various <br />locations. <br />1. S.R. 60: All developments abutting S.R. 60 shall <br />setback 75 feet from the S.R. 60 right-of-way. <br />2. Coastal Construction Control Line (CCCL) and Dune <br />Stabilization Setback Line (DSSL): Along the <br />Atlantic Ocean, special building setbacks and dune <br />vegetation protection lines have been established <br />where building and clearing are prohibited or <br />restricted. Further information can be found in <br />Chapter 932, Coastal Management. <br />3. Jungle Trail Protected Area: Special building <br />setbacks and vegetation protection areas have been <br />established along the entire length of the Jungle <br />Trail, located on the western portion of the north <br />barrier island. The planning division should be <br />contacted for further information on Jungle Trail <br />setbacks. <br />4. St. Sebastian River and Indian River: In <br />accordance with regulations from Chapter 929, <br />Upland Habitat Protection, the following apply to <br />parcels on the St. Sebastian and Indian rivers: <br />a. A fifty (50) foot shoreline protection buffer <br />for unplatted parcels, and a twenty five (25) <br />foot buffer for existing platted lots is <br />established on land parcels bordering the St. <br />Sebastian River or the Indian River Lagoon <br />Aquatic Preserve, measured from the mean high <br />water line is required. In no case, however, <br />with reference to existing parcels or lots of <br />record, shall the buffer exceed twenty (20) <br />percent of the parcel or lot depth <br />perpendicular to the applicable waterway. <br />b. Within the shoreline protection buffer, no <br />development shall be permitted with the <br />exception of docks, boat ramps, pervious <br />walkways and elevated walkways which provide <br />the property owner with reasonable access to <br />the waterway. <br />(I) No more than twenty (20) percent or <br />twenty five (25) feet, whichever is <br />greater, of any shoreline may be altered <br />240 <br />
