Lot, Interior - A lot other than a corner lot. <br />Lot, Nonconforming - A lot, the area, dimension or location of <br />which was lawful prior to the adoption, revision or amendment of <br />the land development regulations of Indian River County but which <br />is currently inconsistent with those regulations. <br />Lot, Substandard - A lot or parcel of land that has less than the <br />required minimum area or width as established by the zone in which <br />it is located and provided that such lot or parcel was of record <br />as a legally created lot on the effective date of the ordinance <br />codified in this title. <br />Lot, Through - An interior lot having frontage on two streets. <br />See also Lot - Double Frontage. <br />Lot Width - The horizontal distance between side lot lines measured <br />at the front building setback line along a straight line parallel <br />to the front property line or chord line. <br />Lot Line - A line of record bounding a lot thereby dividing such <br />lot from another lot or from a public or private right-of-way. <br />Lot (or Parcel) of Record - A lot or parcel established and created <br />legally in conformance with the zoning and land development <br />regulations in effect at the time the lot or parcel is created. <br />Such lot or parcel shall have been created by deed or plat recorded <br />in the office of the Clerk of the Circuit Court of Indian River <br />County, St. Lucie County or Brevard County (NOTE: Prior to its <br />inception as County, Indian River County was part of St. Lucie <br />County and Brevard County, therefore, many Indian River County lots <br />of record were originally filed with the Clerk of the Circuit Court <br />of St. Lucie County or Brevard County). <br />Low Profile Luminaire - Light fixture set on a base which raises <br />the source of the light no higher than forty-eight (48) inches off <br />the ground, and designed in such a way that light is directed <br />downward from a hooded light source. <br />Low Water Elevation - The dry season groundwater table elevation <br />as determined by the County Engineer based on information contained <br />in the Soil Survey of Indian River County and on-site soil testing <br />reports. <br />Lowest Floor - The lowest floor of the lowest enclosed area <br />(including basement). An unfinished or flood resistent enclosure, <br />usable solely for parking of vehicles, building access or storage <br />in an area other than a basement area is not considered a <br />building's lowest floor. <br />Main Dune Bluff - The seaward edge of the easternmost highest, most <br />prominent dune immediately west of the vegetation line. This dune <br />can be determined by its continuous relationship to the main dune <br />line extending north and south from the point of determination. <br />49 <br />
