Nelson, <br />County Administrator <br />DESCRIPTION AND CONDITIONS <br />DATE: March 19, 1981 FI LE: <br />SUBJECT: Request for Preliminary Plat <br />Approval, Timberwood Estates <br />Subdivision - 10.8 Acre Subdivision <br />containing 18 (half acre) lots - <br />North of 8th Street 600 feet west <br />of 27th Avenue - Owner: Daniel A. <br />bell - Land Surveyor: S.P. Musick <br />REFERENC . <br />This preliminary plat was brought before the Technical Review Committee <br />in November, 1980 and approved with certain revisions recommended. All revisions <br />have been completed with the exception that connection to the road to Sylvan <br />Estates to the north has not been designed. <br />ALTERNATIVE - AND ANALYSIS <br />The tentative plat is in compliance with T.R.C. recommendations --with the <br />exception that the road does not connect to Sylvan Estates. <br />The land use pattern and road configuration established with the approval of <br />Sylvan Estates Subdivision plat make it unlikely that 10th Street will be paved. <br />Therefore, the proposed street with a cul-de-sac at the north end is felt to be <br />an acceptable road design. The applicant has voluntarily provided drainage and <br />access easements at the north end of the subdivision; thus the setbacks on lots <br />8 and 11 will protect the homes in the event 10th Street should be developed. <br />RECOMMENDATIONS AND FUNDING <br />Approval is recommended for the Preliminary Plat of Timberwood Estates <br />Subdivision. <br />I <br />No funding considerations are pertinent for this item. <br />ADMINISTRATOR NELSON NOTED THAT THEY HAD SOME PROBLEM WITH <br />THE ROAD RIGHT-OF-WAY ON LOTH ST., BUT AFTER LOOKING AT THE CON- <br />FIGURATION OF PREVIOUSLY APPROVED SUBDIVISIONS IN THIS AREA, THERE IS <br />NO WAY A ROAD LOGICALLY COULD GO THROUGH TO LOTH ST.; IT, THEREFORE, <br />DID NOT MAKE SENSE TO ASK FOR THE RIGHT-OF-WAY FROM TI�iBERWOOD <br />ESTATES FOR A STREET. THEY HAVE MET ALL OTHER REQUIREMENTS OF THE <br />TECHNICAL REVIEW COMMITTEE. <br />THE BOARD REVIEWED THE ROAD SITUATION WITH PETE MUSICK, <br />SURVEYOR, AND DISCUSSED VARIOUS ALTERNATIVES. IT WAS NOTED THAT <br />RIGHT-OF-WAY WOULD HAVE TO BE PURCHASED. <br />ON MOTION BY COMMISSIONER BIRD, SECONDED BY COMMISSIONER <br />WODTKE, THE BOARD UNANIMOUSLY GRANTED TENTATIVE APPROVAL OF TIMBERWOOD <br />ESTATES SUBDIVISION. <br />,1981 <br />33 <br />BOQK 46 PAGE 138 <br />
