Description and Conditions <br />+ The applicant requests a rezoning of 8.1 acres, located on the east <br />side of U.S. #1, south of 110th Street directly adjacent to the southern <br />boundary of Floravon Shores Subdivision. This was denied by the Board of <br />County Commissioners on April 15, 1981. At that meeting the Board voted <br />to initiate the rezoning of the entire parcel of approximately 16.0 <br />'acres from C-1 Restricted Commercial and R-3 Multiple Family Residential <br />to R -2B Multiple Family Residential. <br />The site presently contains 9 occupied mobile home units grouped <br />An the northwest section of the subject property along U.•S. #1. The <br />remainder of the property is vacant with marl drives. There is a <br />dilapidated dock on the Indian River which is part of the R-3 parcel. <br />The -area is in th-e 100 -year flood plain. <br />2. Alternatives and Analysis <br />A) Approve the rezoning of the entire 16 -acre parcel to R -2D <br />multiple family at 6 units per acre which would allow a maximum gross <br />density of 96 units. <br />
