Nelson, <br />County Administrator <br />Description and Conditions <br />DATE: May 28, 1981 <br />"OF <br />FILE: <br />46 �e(1fi 6°1JU <br />SUBJECT: Request for Final Plat Approval <br />Seagrove Subdivision Unit 6 <br />Location: East of State Road A -1-A <br />South of Smugglers Cove Subdivision <br />REFERENCES: <br />The owners, Vero Mar Development, Ltd. and E.L. Faulman, are requesting Final <br />Plat Approval for the last phase of Seagrove Subdivision, Unit 6.containing 6 lots <br />and two tracts ("A" and "B"). The Engineer -of -Record has certified that all improve- <br />ments have been constructed in accordance with Indian River County s-tandard speci- <br />fications and that there is no outstanding indebtedness for the improvement. <br />that The County staff has reviewed the Final Plat drawings and it was requested <br />1) The 20' wide strip of land previously deeded to the County <br />along A -1-A should be deleted from the legal.description <br />and should be noted as deeded to the County in the Dedications. <br />The owner has agreed to this revision and other minor changes. <br />2) An easement including all of Tract "B" be granted to the County <br />for future utility access and to connect to the 10' easement <br />along the north line of Government Lot 5. Tracts "A" and "B" <br />are to be retained by Vero Mar Development, Ltd. and are to be <br />used as landscape areas. <br />Alternatives and Analysis <br />The Project is in conformance with the requirements of Preliminary Plat approval. <br />The County staff has reviewed the Final Plat, The Engineer -of -Record has certified <br />that the improvements are in conformance with Subdivision Ordinance 75-3, and the <br />Engineering Division has inspected that portion of the improvements within Unit 6. <br />Recommendations and Funding <br />It is recommended that Final Plat Approval be granted for Seagrove Subdivision <br />Unit 6 subject to Tract "B" being designated as an utility easement -to the County. <br />There are no funding considerations to be considered for this item. <br />ENGINEER DAVIS REPORTED THAT THE TRACT "B" EASEMENT HAS BEEN <br />ADDED ON THE PLAT, AND ATTORNEY COLLINS CONFIRMED THAT IT MEETS ALL <br />REQUIREMENTS. <br />ON MOTION BY COMMISSIONER SCURLOCK, SECONDED BY COMMISSIONER <br />BIRD, THE BOARD UNANIMOUSLY GRANTED FINAL APPROVAL OF SEAGROVE SUBDIVI- <br />SION UNIT 6 AS RECOMMENDED BY STAFF. <br />
