Nelson, <br />County Administrator <br />DESCRIPTION AND CONDITIONS <br />DATE: August 25, 1981 FILE: <br />SUBJECT: Request for Final Plat Approval <br />Forest Lake Unit 1 Subdivision <br />Location: West of 43rd Avenue between South Relief <br />Canal and R.D. Carter Rd. <br />REFERENCES: Paul F. Rosskamp, PLS, to Neil Nel sot <br />Letter: County Administrator dated August 10, <br />1981 <br />The owner, Chiflada Investments and Vista Linda Properties (George Frederick, <br />agent) is requesting Final Plat Approval of Forest Lake Unit 1 Subdivision. <br />ALTERNATIVES AND ANALYSIS <br />The Surveyor of record has certified that all improvements have been constructed <br />in accordance with the approved preliminary plat and the County's Subdivision <br />Ordinance except for installation of a drainage pipe. The developer has agreed <br />to install the pipe but has submitted a $300.00 cash performance bond to cover <br />this work prior to installation. Also, Tract "C" is to remain the property of <br />the developer and .is not to be dedicated. The County Engineer has inspected <br />the work and has comfirmed that improvements are complete as stated above. <br />RECOMMENDATIONS AND FUNDING <br />Based upon comments received by the County Staff, the following recommendation <br />is presented: <br />Accept the $300. cash performance bond to cover drainage pipe installation <br />and approve the Final Plat of Forest Lake Unit 1 Subidvision. The Declaration <br />of Covenants and Restrictions, Articles of Incorporation of Forest Lake Unit 1 <br />Property Owners Assoc.,Inc. and Association By -Laws are to be properly executed <br />and filed with the plat as required. <br />There are no funding considerations to be addressed by the Board for this <br />item. <br />ON MOTION BY COMMISSIONER SCURLOCK, SECONDED BY COMMISSIONER <br />BIRD, THE BOARD UNANIMOUSLY APPROVED THE FINAL PLAT OF FOREST <br />LAKE SUBDIVISION, UNIT 1, BASED ON SUBMISSION OF A X300 CASH <br />PERFORMANCE BOND. <br />
