BOOK 7 ��� <br />OCT 141981 ,E 747 <br />Commissioner Wodtke felt that deed restrictions were <br />strong and would prevail in case of a problem. <br />Attorney Houlihan noted that deed restrictions are between <br />parties limited to each other, and have no effect on the County's land <br />use and land decisions. The property owners would have to initiate <br />enforcement of the deed restrictions. <br />Senior Planner Challacombe referred to the aerial map and <br />pointed out that the majority of the land in that particular area <br />is 2 units per acre or less - the existing zoning is R-1 or for <br />agricultural use. <br />On Motion by Commissioner Scurlock, seconded by Commissioner <br />Fletcher, the Board unanimously approved the Planning staff's recom- <br />mendation to change LD -2 to LD -1 from Rosewood Road to South Relief <br />Canal and from,43rd Avenue to Kings Highway. <br />Senior Planner.Challacombe next discussed Item #1 - AlA <br />and S.R. 510, Tourist Commercial Node. He stated that the existing <br />area is approximately 31.87 acres and the site plan of Sea Oaks has <br />been approved. He felt that to propose a hotel/motel complex inn <br />this area wouldgenerate traffic. The impaction, due to the traffic <br />generators at Summerplace, would have an adverse effect on the <br />residents and would clog the arterial intersection. Mr. Challacombe <br />stated that the Planning Staff would not be opposed to having a <br />village shop -type designation at that location, and they recommend <br />that it be C-lA or else the LD -2 classification, as shown on the map, <br />leaving the tourist commercial node of 25 acres. <br />Attorney B. T. Cooksey, representing William Collins, <br />stated that the land does not abut Summerplace - it is about 300' <br />or 400' north of that location. He added that the people purchased <br />the land for the purpose of putting up a hotel/motel complex, where <br />it is a permitted use. Attorney Cooksey requested that the node be <br />split and not just be situated south of Summerplace. <br />Thad Wilkins, real estate broker, discussed the traffic <br />impaction.
