It was noted that the applicant was not present. <br />Considerable discussion followed as to the exact physical <br />location of the property in relation to Sebastian and <br />Roseland. <br />Commissioner Bird pointed out that it was the unanimous <br />recommendation of the Planning & Zoning Commission that this <br />property be rezoned as requested; it is consistent with the <br />adopted Comprehensive Plan; and further it rezones property <br />from Commercial to Single Family. He did not see any <br />problem with it. <br />In regard to the recommendation that the County <br />Commission initiate a rezoning of the remainder of Karr <br />Subdivision to R-1, the Board felt that at this time they <br />should only act on what was advertised. <br />The Chairman asked if anyone present wished to be . <br />heard. There were none. <br />On Motion by Commissioner Wodtke, seconded by <br />Commissioner Bird, the Board unanimously closed the public <br />hearing. <br />Motion was made by Commissioner Bird, seconded by <br />Commissioner Wodtke, to adopt Ordinance 82-2 rezoning the <br />Griffith property as advertised to R-1. <br />Commissioner Lyons asked if the rezoning is consistent <br />with both the old and new Land Use Plan, and Mr. Ragsdale <br />stated that it is consistent with the new Land Use Plan. <br />Commissioner Fletcher inquired whether it was <br />anticipated that the Single Family Residential District <br />density of 6 units per acre will be changed under the New <br />Lnad Use Plan. <br />Senior Planner Art Challacombe stated that the R-1 <br />Single Family has been 6 units per acre historically; this <br />zoning covers most of the county presently; and he felt to <br />change it would create an undue hardship. <br />JAN 2 0199. <br />nu 8 PAGE608 <br />54 <br />
