land uses, historic sites, zoning, tree groupings, <br />wetlands and other environmentally sensitive areas, <br />watercourses and general U.S. Coast and Geodetic sheet <br />topographic contours on the site, the names of the <br />property owners of record and existing zoning and land <br />uses for all contiguous property; the location and <br />width of all existing or platted streets, drainage <br />ways, utilities and similar features contiguous to the <br />site. <br />iv. Statement of Environmental Conditions. A statement <br />identifying specific environmental conditions on the <br />site including, but not limited to: <br />-- specific boundaries of wetlands and other environ- <br />mentally sensitive areas; <br />-- one hundred year flood plain and V -zone ele- <br />vations, as applicable; <br />-- types of natural vegetation, including mangroves, <br />and approximate tree removal estimates; and <br />-- other unique or significant natural habitats or <br />features of the site. <br />V. Conceptual Development Plan. <br />-- Land Use. The total project acreage, approximate <br />location of each land use and proposed intensity, <br />acreage by proposed land use dwelling unit types, <br />general types of non-residential uses, open <br />spaces, recreational facilities, and other <br />proposed uses. <br />-- Circulation. A general vehicular and pedestrian <br />circulation plan showing approximate locations and <br />types of all access points and major roadways. <br />-- Conceptual Drainage Plan. A conceptual drainage <br />plan approved by the County Engineer. <br />-- Densities. Proposed densities for each dwelling <br />unit type and approximate number of dwelling units <br />by type. <br />-- Proposed Density Transfer Areas. The size and <br />boundaries of all environmentally sensitive lands <br />from which a density transfer is proposed. <br />-- Non -Residential Square Footage. Approximate <br />square footage of all non-residential land uses <br />including recreational, institutional and neigh- <br />borhood commercial facilities. <br />-- Traffic Impact Analysis. A traffic impact analy- <br />sis, pursuant to the requirements of Section <br />23.3(D)(2). <br />vi. Statement of Projected Public Facilities Impact. A <br />statement identifying the projected impact of the <br />proposed PRD on public facilities including: <br />-- quantity of wastewater generated; <br />-- quantity of potable water required; <br />-- number of school age children expected to reside; <br />-15- <br />
