MAR 31982 <br />A(4) (b) <br />A(4) (c) <br />Relation to Existing Street System: <br />"The arrangement of streets in new subdivisions <br />shall make provisions for proper extension of <br />existing dedicated streets in existing subdivisions <br />where such extension is appropriate." <br />Provision for Platting Adjoining Unplatted Areas: <br />"The arrangement of streets in new subdivisions <br />shall be such as to facilitate, and coordinate <br />with the desirable future platting of adjoining <br />unplatted property of a similar character, and <br />to provide for local circulation and convenient <br />access to neighborhood facilities." <br />I <br />A(8) "Half streets.- New half or partial streets shall <br />not be permitted except where essential to reasonable <br />subdivision of a tract in conformance with this <br />article or where satisfactory assurance for dedi- <br />cation of the remaining part of the street is <br />provided. Whenever a tract to be subdivided borders <br />on an existing half or partial street, the other <br />part of the street shall be dedicated within such <br />tract." <br />This requested right-of-way was not included on the Preliminary Plat. <br />STAFF POSITION: <br />Minimum standards set forth in the County's Subdivision Ordinance <br />and the D:O.T. minimum standards should be maintained. These include: <br />1. Twenty feet of pavement and an unobstructed right-of-way. <br />2. A half -street on the south property line. <br />3. There is a structure on a proposed easement which <br />should be removed prior to -approval. <br />4. The curves are not appropriately designed for resi- <br />dential traffic. <br />5.. The proposed right-of-way coming within 10 feet of <br />an existing structure, would create a setback <br />violation. <br />Staff recommends the Preliminary Plat Approval be denied. <br />Engineer James Beindorf, representing the owner, Dr. <br />Radin, approached the Board, and commented that Dr. Radin <br />intends to have a private road through the subdivision. <br />then briefly discussed the ordinance for private roads, <br />and also referred to the D.O.T.
