MAR 171992 <br />wx 49 *E222 -7 <br />Dale Wehr, owner of the subject property, came before <br />the Board explaining that his property is at old Pelican <br />Point near Sebastian where a condominium project was started <br />and then abandoned. He, stated that he has already <br />dismantled the old buildings and wants to put in a small <br />subdivision. Mr. Wehr continued that his subdivision would <br />have homes of a good caliber with deed restrictions and <br />would result in an upgrading of the area. <br />Planner Ragsdale concurred that Mr. Wehr's proposed <br />subdivision would be a substantial upzoning and the staff <br />would strongly recommend approval. He noted that it does <br />conform with the density set forth in the Comprehensive Land <br />Use Plan which will allow up to 6. The Planning & Zoning <br />Commission also gave` their unanimous approval to this <br />project. <br />The Chairman asked if anyone present wished to be <br />heard. <br />Mrs. Lucinda Eddy informed the Board that she is the <br />owner of property which adjoins the subject property to the <br />south. She did not oppose the proposed rezoning, but wished <br />to be assured that it would not affect her present zoning. <br />She has an apartment building on her property and would not <br />want the density to be less than 6. <br />In discussion, it was explained that this particular <br />rezoning would have no impact on Mrs. Eddy's property, but <br />when the Comprehensive Plan is adopted, her property would <br />have to be changed from R-3 to be consistent with the Plan <br />which would allow 6 units to the acre. <br />On Motion by Commissioner Fletcher, seconded by <br />Commissioner Lyons, the Board unanimously closed the public <br />hearing. <br />Motion was made by Commissioner Lyons, seconded by <br />Commissioner Wodtke, to adopt Ordinance -82-6 rezoning the <br />property as advertised. <br />T <br />
