Greene <br />Assistant County <br />.t. <br />SUBJECT: FINAL PLAT APPROVAL FOR <br />HIDDEN HAMMOCK SUBDIVISION <br />REFERENCES: <br />Administrator <br />DESCRIPTION AND CONDITIONS: <br />The applicant is requesting Final Plat Approval for Hidden <br />Hammock Subdivision. The 11.16 acr(_.plat will ba. -divided <br />into 15 lots. The -site is located on the south side'of 12th <br />Street, approximately 1/4 mile west of 43rd Avenue. LD -1 <br />(up to 3 units/acre).is the Land Use Designation and R-lA, <br />Single Family Residential (4.3 units/acre) is the zoning <br />of the proposed subdivision. <br />Glendale Lakes, a 91 lot subdivision, is located to the <br />south. Banyon acres, a 4 lot subdivision and Kanawha Acres <br />with 15 lots, are located to the west. Idlewild Subdivision, <br />with 80 lots, is located to the north and the property immedi- <br />ately east is presently zoned Agricultural. <br />ANALYSIS: <br />On March 3, 1982, at the regular meeting of the Board of County <br />Commissioners, Hidden Hammock Subdivision received Preliminary <br />Plat Approval with the following conditions: <br />1) The existing residence which is located 10' from the <br />proposed right-of-way shall be removed or relocated so <br />that it meets the 25' front yard setback required in <br />a R-lA zoning district; and <br />2) A fifteen foot right-of-way shall be dedicated on they <br />south property line. <br />As an alternative to condition number 1, the applicant proposes <br />to relocate the right-of-way and remove 10 feet of the existing <br />structure. The portion of the structure which will be removed <br />is presently being used as a carport. This alternative will <br />create a 25 foot front yard as required in the R-lA zoning <br />district. The 15' right-of-way dedication on the south <br />property line is shown on the Plat. <br />The lots in the proposed subdivision will have a minimum <br />lot size of 1/2 acre. The resulting maximum density of 2 <br />units/acre complies with the existing zoning and Land Use <br />Designation. <br />The Final Plat documents have been reviewed by the County <br />Staff. All staff comments have received appropriate attention. <br />RECO�L'vIENDATION AND FUNDING: <br />1) That Final Plat Approval be granted for Hidden Hammock <br />Subdivision. <br />2) That the Board of County Commissioners accept a cash <br />bond for the amount of $94,7.70 to cover the cost of the <br />proposed improvements. <br />65 <br />k <br />
