E90K 50 FAGc �O <br />JUN 16 198, <br />Attorney Brandenburg inquired if Mr. Childers <br />recognized there was a possibility the postponement might <br />not be granted and that he should have a representative here <br />to speak his appeal in case it were not. - <br />Planning Manager Challacombe reported that he had <br />spoken with Mr. Childers and informed him of this <br />possibility. Greene REFERENCES: Letter to Don Scurlock, .Jr. <br />Assistant County from George R. Childers, <br />Administrator - ' dated April L3, 198Z. - <br />DESCRIPTION AND CONDITIONS: <br />The applicant is requesting that approximately 3.86 acret <br />presently zoned R-3, Multi -Family Residential and approximately <br />4.68 acres presently zoned for Agriculture be rezoned to <br />R -2B, Multi -Family Residential (8 units/acre). At the regular <br />meeting of the Planning and 'Zoning Commission the request was <br />denied by a 4 -to -1 vote. The reason given for denial was <br />"the proposed rezoning was not compatible with surrounding <br />zoning and because of the low density all around"(single <br />family). The site, located on the north side of State Road <br />60, one block east of 79th Avenue, is designated MD -i (up to <br />8 units/acre) in the Comprehensive Plan.' <br />ANALYSIS: <br />North of the subject property the Land Use designation is <br />MD -1 (up to 8 units/acre) and the zoning is Agricultural. <br />Groves presently occupy this property. <br />Greenbriar Subdivision is located to the south, across State <br />Road 60. The Land Use designation is MD -1 (up to 8 units/acre) <br />and the zoning is R-1, Single Family Residential (6.2 units/ <br />acre). The effective density of this subdivision is approxi- <br />mately 4.7 lots/acre. <br />
