Hardin, Jr., Ph.D. REFERENCES: Letter from George Frederick <br />Acting County Adminsitrator to David Greene, Assistant <br />County Administrator, 5/12/82 <br />DESCRIPTION AND CONDITIONS: <br />The applicant is requesting Final Plat Approval for the <br />Meadows Subdivision. The approximately 10 acre site has been <br />divided into 16 lots. The site is located at the northeast <br />corner of 43rd Avenue and 1st Street, S.W. Access to the <br />subdivision will be provided from 1st Street, S.W. The <br />property is zoned as R-1, Single Family Residential (6.2 units/ <br />acre) with the exception of a portion of Lots 9-16, which is <br />zoned C-1, Commercial. Vie Land Use Designation of the entire <br />site is LD -2 (up to 6 units/acre). <br />ANALYSIS: <br />On January 6, 1982, at the regular meeting of the Board of <br />County Commissioners, the Meadows Subdivision received Pre- <br />liminary Plat Approval. <br />The engineer of record has certified that the street and storm <br />drainage improvements have been constructed as per the submitted <br />as -built drawings and associated test reports. The Public <br />Works Dirgctor has inspected and approved the improvements. <br />Twenty feet of right-of-way will be dedicated on lst Street, <br />S.W. This will give the County 50 feet of right-of-way. The <br />Thoroughfare Plan designates 1st Street, S.W. as a secondary <br />collector, requiring 80 feet of right-of-way. Since this <br />application had been submitted and reviewed by the Technical. <br />Review Committee prior to the approval of the Thoroughfare <br />Plan, the 80 feet right-of-way was not requested, by the <br />Commission, as a condition to Preliminary Plat Approval. <br />RECOMMENDATION AND FUNDING: <br />1) The proposed subdivision complies with the County's Sub- <br />division Ordinance, Comprehensive Plan and Zoning Require- <br />ments and staff recommends Final Plat Approval be granted. <br />RECOMMENDATION AND FUNDING: (Continued) <br />2) That the County accept the submitted check for $1,023.00 <br />to cover the cost for seeding and mulching. <br />George Frederick, developer, requested final plat <br />approval, noting that he had been told that everything was <br />in order. <br />JUN 16 1992 c . 50...P1*_, 7 <br />76 <br />
