The Trellises is a proposed 62,000 square foot retail sales/ <br />office complex. <br />The reasons given for the request for a one year extension <br />of site plan approval are: <br />1) "The poor economic climate." <br />2) "Our architects have not progressed to a point of <br />producing final construction drawings." <br />ANALYSIS: <br />Site plan approval terminates after one year if construction <br />of the approved plan has not begun. Extensions may be granted <br />by the Board of County Commissioners at its discretion. <br />The sites of the proposed multi -family developments are <br />designated LD -1 (up to 3 units/acre) in the Comprehensive <br />Plan. The proposed developments exceed this density, how- <br />ever, the Comprehensive Plan states, "Projects which have <br />received site plan or subdivision approval at -the date of <br />adoption of this Plan shall be considered in conformity with <br />the Plan." It should also be noted that the overall density <br />within the Moorings is approximately 2 units/acre. <br />The site of the proposed commercial development is in a <br />commercial node and is zoned C-lA. <br />RECOMMENDATION: <br />Staff recommends a one year extension of site plan approval: <br />be granted for Southwinds, The Points and The Trellises. <br />ON MOTION by Commissioner Wodtke, SECONDED <br />by Commissioner Bird, the Board, by a vote of <br />4 to 1, with Commissioner Fletcher voting in <br />opposition, approved a one year extension of the <br />site plan approval for South Winds, The Pointes, <br />and The Trellises. <br />D.
