LOWENSTEIN'S REQUEST <br />Acting County Administrator TO REZONE 10 ACRES FROM AGRI- <br />CULTURE TO R-lA, SINGLE FAMILY <br />RESIDENTIAL 4.3 UNITS/ACRE <br />FROM: Dennis Ragsdale REFERENCES: <br />Staff Planner <br />DESCRIPTION AND CONDITIONS: <br />The applicant is requesting that approximately 10 acres <br />presently zoned for Agriculture be rezoned to R-lA, Single <br />Family Residential (4.3 units/acre). On May 27, 1982, the <br />Planning and Zoning Commission unanimously recommended that <br />the Board of County Commissioners approve the rezoning re- <br />quest. The site, located on the south side of State Road 60, <br />one block -east of 71st Avenue, is designated LD -2 -(up to six <br />units/acre) in the Comprehensive Plan. <br />ANALYSIS: <br />Village Green, Unit #3, is located to the north, across State <br />Road 60. <br />The property to the south of the site is zoned agriculturally <br />and the present use is groves. Breezywood Park and Sunny <br />Dale Acres Subdivisions, zoned R-1, Single Family Residential <br />(6.2 units/acre), are located to the southwest. <br />Agriculturally zoned property, occupied by groves, lies to <br />the east. <br />Immediately west of the site is Little Portion Subdivision, <br />which is zoned R-1, Single Family Residential (6.2 units/ <br />acre) . <br />STAFF POSITION: <br />1) The request for low density zoning complies with maximum <br />density of 6 units/acre outlined in the Comprehensive <br />Plan. <br />The rezoning request conforms to development policies <br />stated in the Comprehensive Plan such as "lower density <br />development should take place in areas outside planned <br />service;" and, "Proposals for urban development shall <br />compliment existing residential patterns." <br />RECOMMENDATION: <br />Staff Recommends approval of the request to rezone the 10 <br />acre site from Agricultural to R-lA, Single Family Residen- <br />tial (4.3 units/acre). <br />
