be a continuation of an existing dedicated and accepted street, <br />the entire street right-of-way for the proposed street shall be <br />dedicated to the public and platted with the subdivision. <br />4) Dead-end Streets and Cul-de-sacs <br />(a) Dead-end streets or cul-de-sacs with one end <br />permanently closed, shall not exceed five hundred • (500) feet in <br />length unless the lots are more than one acre in size or as <br />approved by the Community Development Director. They shall be <br />measured from the center of the cul-de-sac to the centerline of <br />the intersecting street. - <br />(b) All cul-de-sacs shall'terminate with a circular <br />right-of-way having a minimum outside diameter of one hundred <br />(100) feet and a pavement radius of no less than seventy-five (75) <br />feet in diameter. If closed drainage is constructed, the <br />right-of-way may be reduced to eighty-eight (88) feet. <br />(c) Where a street is to be temporarily dead -ended <br />at a property line and is to be continued when adjoining property <br />is subdivided, a temporary "T" type turn -around shall be pro- <br />vided. <br />5) Intersection Radii <br />(a) At intersections, rights-of-way shall be joined <br />by arcs tangent to the right-of-way lines and having a radius of <br />at least twenty-five (25) feet. <br />(b) At the end of a cul-de-sac, the right-of-way <br />line on the outside of the turning circle shall be joined to the <br />right-of-way line along the street by arcs having a radius of at <br />least twenty-five (25) feet. <br />6) (a) Street Side Swales. All swales in street <br />right-of-way shall: <br />(1) comply with standard County specifications; <br />(2) leave at least eight (8) feet of shoulder width <br />on each side of pavement; and <br />(3) be designed to accumulate and carry water <br />pursuant to a stormwater and flood protection <br />plan in a manner that will not flood street <br />pavement. <br />-52- <br />
