constitute spot zoning and that the proposed development <br />would irreparably destroy their quiet country atmosphere and <br />create horrendous traffic problems. Mr. Selph expressed <br />outrage that the developers have used the terminology "just <br />like Vista Royale," and went on to discuss the lowness of <br />the land which is in the 100 year flood plain and the <br />drainage problems. He did not feel the fact that people <br />from St. Lucie County spoke in behalf of the developer <br />carried any weight because he does not like the way they <br />develop in St. Lucie County. Mr. Selph stated that if the <br />Commission votes for this project, they will alter his life <br />style, endanger him and his children, negate efforts to <br />�V <br />establish orderly development in the county, and most <br />importantly, break the trust the citizens have in the <br />Commission as elected officials to carry out the wishes of - <br />the citizens. <br />Don Nichols, owner of 3 lots on 12th St., informed the <br />Board that he had plans to build on Lot 3, but three <br />builders advised him not to do anything until it was <br />determined how this zoning would go, which he believed <br />clearly demonstrates that there would be an adverse effect <br />on the adjoining property. <br />Lomax Gwathmey, 23 Sea Horse Lane, county resident for <br />21 years, commented that although we apparently have a very <br />high class development plan and a reputable builder, he also <br />was troubled with the numbers presented by staff. He noted <br />that there are only 94 buildable acres, and at 594 units, <br />you are over 6 units per acre, and if you deduct the land <br />for lakes, you are over 7 units per acre. Mr. Gwathmey <br />emphasized that the density designation in the Land Use Plan <br />was not an entitlement and favored approval of Mrs. <br />Robinson's recommendation that the whole thing be put off <br />until we get into Planned Unit Development. <br />No One further wished to be heard. <br />63 <br />D E C 11982 Alex 52 PAGE 2T'75 6 <br />
