DEC � 2457 <br />ON <br />ON MOTION by Commissioner Lyons, SECONDED <br />by Commissioner Wodtke, the Board unanimously <br />closed the public hearing. <br />Attorney O'Haire pointed out that it is the function of <br />government to provide for the greatest.good of the entire <br />community, not just 60 some families, and there are hundreds <br />and hundreds who will benefit from extension of the water <br />main. He noted that the residents of River Shores are not <br />going to be looking at a monolith, they are going to be <br />looking at single family homes, and to assure this, his <br />client has gone to the extent of placing a deed restriction <br />on record. Attorney O'Haire requested that the package he <br />presented to the Commission to be made part of the Minutes. <br />Said folders, declaration of restriction, financial <br />statement of Cardinal Groves, and proposed layout of "Vero <br />Vista" are on file in the Office of the Clerk. <br />Attorney O'Haire continued to emphasize that his <br />clients have made as extensive commitments as they possibly <br />could to conciliate the River Shores interests. <br />Discussion then ensued regarding the square footage -of <br />the houses that will be in the buffer zone area, and Mr. <br />Portuondo stated that these houses will contain 1200 sq. ft. <br />Attorney O'Haire stated that he could not speak to lot size, <br />but the density of the northerly buffer would be 1.77. He <br />explained that the people in these single family homes will <br />be sharing common expenses, for yard maintenance, security, <br />etc., with the condominiums. <br />In further discussion it was noted that requirements <br />for residences in R -1A, which the residential portion of <br />this property is presently zoned, are 1200 sq. ft. for a <br />single family residence with a minimum lot area of 10,000 <br />sq. ft. and a gross density of 4.3. <br />64 <br />
