The Honorable Members DATE: November 29, 1982 FILE: <br />of the Board of County IRC-82-ZC-18,#461 <br />Commissioners <br />DIVISION HEAD CONCURRENCE: <br />- , .e . <br />atri.ck Bruce King, <br />FROM: Janis Johnsdnr <br />Staff Planner <br />FRANK DEJOIA'S REQUEST TO <br />REZONE 5 ACRES LOCATED ON <br />SUBJECT: THE NORTHWEST SIDE OF BOTH <br />AVENUE FROM R-3, MULTIPLE <br />FAMILY TO R -2A, MULTIPLE <br />FAMILY <br />REFERS-N:.rES: <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting on December 15, 1982. <br />DESCRIPTIONS AND CONDITIONS: <br />On October 14, 1982, the Planning and Zoning Commission recom- <br />mended approval of the applicant's request to rezone a ± 5 acre <br />parcel located on the northvTestside of 80th Avenue, approximately <br />500 feet southwest of the 128th Street and 80th Avenue inter- <br />section. The applicant wishes to rezone from R-3, Multiple <br />Family (maximum density 6.2 units/acre for single family., 8.7 <br />units/acre for duplexes and 15 units/acre multi -family develop- <br />ment) to R -2A, Multiple Family (maximum density 4.0 units/acre). <br />On April 7, 1982, the applicant received approval of a preliminary <br />plat for Rose Haven Subdivision which contains 8 lots. The lot <br />sizes exceeded zoning requireme-ts; however, the applicant pro- <br />posed to construct 8 duplex structures. These structures would <br />constitute 16 dwelling units with a density of 3.3 units/acre. <br />The Land Use Element designated the area as LD -1, Low Density <br />(maximum 3 units/acre). The applicant then sought an amendment <br />to the Land Use Element to accommodate the proposed duplex <br />development. <br />During the workshop sessions and Public Hearings for the adoption <br />of the Comprehensive Plan, the applicant requested that the <br />subject property and a surrounding L-shaped segirent be designated <br />LD -2, Low Density (maximum 6 unit/acre). On July 13, 1982, <br />the Planning and Zoning Commission recommended approval of that <br />request. Subsequently, on July 27, 1982, the Board of County <br />Commissioners voted 4 -to -1 to grant the request to designate <br />the area as LD -2, Low Density (maximum 6 units/acre). <br />ALTERNATIVES AND ANALYSIS: <br />Environment - The subject property is not within a Flood Hazard <br />Area and contains no Environmentally Sensitive Areas. The area <br />contains scattered Florida slash pines and palmetto underbrush. <br />W <br />� � r <br />
