per year payable in advance, the receipt of which is hereby <br />acknowledged, the County does hereby lease the described premises <br />to the City for a term of fifty (50) years subject to the <br />conditions of this lease. <br />4. The City shall use the premises for public purposes <br />at all times and should the facility ever be used for any <br />non-public purpose this lease shall automatically terminate and <br />the City shall vacate the premises immediately. <br />5. The City shall have the right to sub -lease the <br />premises provided said sub -leases are consistent with this lease. <br />6. Should the City ever make such use of the facility <br />that involves the imposition of user fees, then such fees shall be <br />uniform and non-discriminatory and non -City residents shall not be <br />required to pay a higher fee than City residents. <br />7. The City shall make available and sub -let the <br />portion of the facility described as; <br />SEE EXHIBIT "B" <br />to any not-for-profit organization hereafter established or <br />existing today upon request, for the purpose of providing space <br />utilized in connection with providing ambulance service to the <br />general area, provided, however, that such ambulance service shall <br />be required to pay its fair share of utility cost and shall be <br />required to save and hold the City harmless from any liability <br />caused by the service's presence at the site. <br />8. The City shall have the right to construct additions <br />or to cause the structures on the site to be renovated as it sees <br />fit to promote the public purpose to which the site is dedicated. <br />Any and all improvements shall become the property of the County <br />upon termination of this lease. <br />9. All personal property placed or moved on to the <br />leased premises by the City shall be at the risk of the City and <br />County shall not be liable for any damage to any such property no <br />matter what the cause.
