DESCRIPTION & CONDITIONS <br />Tall Trees Subdivision is a 25 lot subdivision located on the <br />south side of 14th Street, west of 37th Avenue. The site is 6.7 <br />acres in size. The land is zoned R-1, Single -Family Residential <br />(6.2 dwelling units/acre allowable building density) and has a <br />LD -2, Low -Density Residential (6 dwelling units/acre allowable <br />building density) land use designation. The proposed building <br />density is 3.7 dwelling units/acre. <br />ALTERNATIVES & ANALYSIS <br />The applicant has complied with all requirements in the County's <br />Subdivision Ordinance 75-3, as well as all other applicable <br />Countv ordinances. A type "A" Stormwater Management Permit has <br />been issued.
