Discussion followed as to the difference in density <br />between LD -1 and LD -2, and Mr. Tillis noted that Mr. Cole is <br />now allowed 2 units per acre. Commissioner Wodtke stated <br />that actually it is 3 units per acre our current ordinance, <br />however, does not have a category to cover that density. <br />Mr. Tillis argued that at 3 units per acre Mr. Cole could <br />put in 459 units, and he'wished to know if the Board felt <br />459 septic tanks would be preferable to one sewer and water <br />plant. <br />Commissioner Wodtke did not believe that many septic <br />tanks would be allowed under the new health laws. <br />Mrs. Tillis next came before the Board. She pointed <br />out that the proposed golf course and the roads would take <br />up a great deal of the property - over 90 acres and <br />stressed that it is Mr. Cole's intent to develop a beautiful <br />community with condominiums and gardens surrounding the golf <br />course. She believed it would serve to upgrade the area and <br />doubted there would be excessive traffic as the people who <br />could afford to live there would be mostly retired people <br />without young families. Mrs. Tillis noted that Mr. Cole <br />could sell this land in acre lots, and there would be no <br />telling what kind of community would grow up. She continued <br />to stress that the golf course and roads would take up much <br />of the acreage. <br />Chairman Bird explained that the Commission must do <br />overall planning for the whole county and establish certain <br />areas with certain characteristics - some industrial, some <br />rural, some commercial, etc. It was envisioned in the <br />Comprehensive Plan that this particular area would remain in <br />rural single family type characteristics for the foreseeable <br />future, and to convert it to condos would really be in <br />conflict with the surrounding area. <br />Mrs. Tillis continued to argue that it would upgrade <br />31 <br />OCT 12 1983 <br />
