Keati g, P <br />Planning & Deve opment <br />Director <br />jz s <br />FROM: h <br />Principal PlannAlCP <br />Planner <br />REFERENCES: <br />SCHAAF REQUEST TO REZONE <br />APPROX. 4.6 ACRES FROM <br />C-1, COMMERCIAL DISTRICT <br />TO C-2, HEAVY COMMERCIAL <br />DISTRICT <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County"Commissioners at their <br />regular meeting of December 21, 1983. <br />- DESCRIPTION & CONDITIONS <br />The applicants, Ralph and Pearl Schaaf, are requesting to rezone <br />approximately 4.6 acres located on the north side of Oslo Road <br />and approximately 660.feet west of 32nd Avenue from C-1, <br />Commercial District, to C-2, Heavy Commercial District. <br />The applicants propose to expand the mini -warehouses located on <br />this site.. Since mini -warehouses are not a permitted use in C-1 <br />districts, the existing warehouses are currently a <br />nonconforming use and cannot be expanded. The C-2 district <br />allows mini -warehouses and would permit -expansion of the <br />existing facility. <br />On November 10, 1983, the Planning and Zoning Commission voted <br />3 -to -0 (with one member abstaining) to recommend approval of <br />this rezoning request. _ <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the existing land use pattern <br />will be presented as well as a discussion of the future land use <br />as established in the Land Use Element of the Comprehensive <br />Plan. <br />Existing Land Use Pattern <br />The subject property currently contains mini -warehouses. East <br />of the subject property is Tippin's Landscaping Service. To the <br />south, across Oslo Road is Grovenor Estates, a single-family <br />subdivision which is partially developed.. West of the subject <br />property is Dennis L. Smith, Inc., pavement maintenance service, <br />and vacant land.
