MAY 2 3 1984 <br />BOOK <br />57 <br />FA -UE x.53 . <br />strongly <br />that this property should be considered at <br />the <br />same <br />time because they fear that it might remain C-1 after their <br />property is rezoned to R-1. <br />Mr. Shearer explained that the Planning staff would <br />have initiated a similar County request for rezoning on the <br />west side of 27th Avenue, directly across from the subject <br />property, but felt it was unappropriate at the time because <br />they had an application pending to amend the land use plan <br />for that property. However, staff will be initiating a <br />rezoning request for the west side of 27th Avenue adjacent <br />to this property in the near future. He noted that it would <br />would have to be rezoned to R-lAA, as it is in a different <br />land use designation. <br />Commissioner Bird advised Attorney Fennell that the <br />Board had instructed staff to study the possibility of <br />establishing another commercial node in the Oslo Road and <br />27th Avenue area. He felt that if the Knisely property is <br />rezoned back to residential today, it is not cast in stone <br />as staff's study may possibly indicate that commercial would <br />be warranted in the future in that area. At present, <br />however, the Board feels that commercial is premature and to <br />be consistent they want to change it back to residential. <br />ON MOTION by Commissioner Lyons, <br />SECONDED by Commissioner Bird, the Board <br />unanimously (4-0) closed the Public Hearing. <br />Attorney Brandenburg advised that the County has the <br />ability to rezone just part of this request. <br />Robert Keating, Director of Planning & Development, <br />explained that staff has tried to be consistent with the <br />direction received from the Board recently to go ahead and <br />try to bring more land in conformance with the Comprehensive <br />Land Use Plan. <br />35 <br />
