LD -1, Low -Density Residential 1 (up to 3 units/acre). Based on <br />the LD -2 land use designation and the existing land use pattern <br />of the subject property, the R-1 zoning district appears to be <br />the most appropriate zoning for the subject property. <br />Transportation System <br />The subject property has direct access to Wabasso Road <br />(classified as an arterial street on the County's Thoroughfare <br />Plan). The maximum development of the subject property under <br />the proposed R-1 zoning would generate approximately 2,800 <br />average annual daily trips. <br />Environment <br />The subject property is not designated as environmentally <br />sensitive nor is -it in a floodprone area. <br />T74- i-4 oma. <br />County water and wastewater facilities are not available for <br />the subject property. <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation, staff recommends approval. <br />Planner Shearer explained that there is a little jog <br />shown because there is a piece that is presently zoned R-1. <br />This is part of an area that traditionally has been zoned <br />commercial, but there are almost no commercial uses in the <br />area. On the south side of Wabasso Road a neighborhood node <br />has been designated to include the Roberson Hotel and some <br />other existing commercial uses, and it is felt that is <br />sufficient for the area. He continued that the Planning & <br />Zoning Commission recommended the rezoning, but since then <br />an owner of a little over 30 acres in this area has <br />requested that, instead of R-1, they receive a multiple <br />family zoning category since they have considerable property <br />to the north which is presently zoned multiple family. <br />Staff felt this is a reasonable request, particularly <br />because there is a commercial/industrial node at U.S.I and <br />Wabasso Road that one day could extend to Kings Highway. <br />Mr. Shearer stated that staff would be willing to cut this <br />request in half, with just the area to the west being <br />rezoned R-1. The property to the east could be rezoned to <br />R -2D, but that would have to go back to the Planning & <br />43 <br />JUN 6 i884 Boor 5 7PnE 305 <br />
