Mr. Shearer pointed out that Mr. Rogers property, which <br />is within the area being proposed for redesignation, is <br />currently zoned M-1, restricted industrial district, and has <br />a warehouse on it. This is a conforming use under M-1 <br />zoning, but the M-1 zoning is not allowed under either the <br />MD -1 or the present LD -2 land use designation. Mr. Rogers <br />is grandfathered in, as far as the Comp Plan is concerned, <br />because he had a lawful, conforming use when the plan was <br />adopted. <br />Mr. Rogers was concerned that if the land use <br />designation was changed, it might mean that the County would <br />eventually come back and rezone his property to residential. <br />Mr. Shearer assured Mr. Rogers that the County had no <br />intentions in the near future of rezoning his property from <br />M-1 and that he could maintain his business on that <br />property. He also stated that Mr. Rogers can expand or <br />change his type of business, and even sell his property as <br />industrial if he wished; he could not add any property to <br />what he currently has, but he can further develop what he <br />now owns. <br />ON MOTION by Commissioner Wodtke, <br />SECONDED by Commissioner Bird, the Board <br />unanimously (3-0) closed the Public Hearing. <br />ON MOTION by Commissioner Bird, <br />SECONDED by Commissioner Wodtke, the Board <br />unanimously (4-0) adopted Ordinance 84-39 <br />amending the Comprehensive Land Use Plan by <br />redesignating 84.47 acres from Low -Density <br />Residential 2 to Medium -Density Residential 1. <br />25 <br />JUL 11 1984 - B G 0 K 157 F,.606 <br />J <br />
